About the Audubon, West Norriton, Collegeville and Upper Merion, Pennsylvania Areas 

In the early 1700's the villages of Lower Providence were established - Evansburg, Shannonville (later to become Audubon), Eagleville and Providence Square.  Audubon was originally named Shannonville in 1823 when a post office was built there.  Current day Audubon was christened in 1899 in honor of the renowned artist, author and naturalist John James Audubon who resided in the area at Mill Grove from 1803 to 1806. In 1800, lead mines were opened and later copper was discovered and mined, although the venture was eventually abandoned.  This area also played a significant role in the Revolutionary War as the Valley Forge winter encampment for the Continental Army from 1777 to 1778.  Today, Lower Providence boasts many historic sites such as the Valley Forge National Historical Park, as well as the scenic Schuylkill River Trail and Perkiomen Trail which are popular with outdoor enthusiasts.

The final closing date is an important item in the negotiation of the purchase agreement on a home. This is the day when the buyers get their ownership papers and the sellers get their money. It is important to remember that most standard contracts don't pinpoint a specific date, and closings can be delayed due to factors beyond the buyer's control.

The closing will usually be set as soon as the title search and lender's paperwork can be completed. However, any number of factors can interfere with the closing schedule. For example, questions can arise about liens against the property that were paid, but not properly recorded. Items in the buyers credit history may have to be cleared up. These situations rarely cause the transaction to fall apart, but they can wreak havoc with your moving schedule. Your real estate agent will keep you up to date on the progress of your closing in order to avoid delays and minimize any inconvenience.
