About the Audubon, Worcester and Collegeville, Pennsylvania Area 

Worcester, or Worcester Township, was established in 1733 and is comprised of three villages:  Center Point, Cedars Village and Fairview Village.  In the 18th century Worcester supported three gristmills and a saw mill, powered by the Zacharias Creek.  This area was also very active during the Revolutionary War, with General Washington camping locally before and after the Battle of Germantown.  Today, with a population of approximately 7,800, the Worcester area is mainly residential and rural in nature, with beautiful vistas of rolling hills and farmland.  To learn more about the rich history of the Worcester area, follow this link to the Worcester Historical Society.

In the early 1700's the villages of Lower Providence were established - Evansburg, Shannonville (later to become Audubon), Eagleville and Providence Square.  Audubon was originally named Shannonville in 1823 when a post office was built there.  Current day Audubon was christened in 1899 in honor of the renowned artist, author and naturalist John James Audubon who resided in the area at Mill Grove from 1803 to 1806. In 1800, lead mines were opened and later copper was discovered and mined, although the venture was eventually abandoned.  This area also played a significant role in the Revolutionary War as the Valley Forge winter encampment for the Continental Army from 1777 to 1778.  Today, Lower Providence boasts many historic sites such as the Valley Forge National Historical Park, as well as the scenic Schuylkill River Trail and Perkiomen Trail which are popular with outdoor enthusiasts.

Financing Your Home >Your Financial Cushion

When you calculate how much you will need to purchase a home you will add up the down payment and closing costs. It is also a good idea to leave yourself with some financial cushion to cover the incidental expenses associated with moving.

First, you will have to pay the moving company unless you can find friends with strong backs who will help you. Then many buyers plan to do some work, such as painting, replacing carpet, or refinishing floors. If you are moving into a larger space, you may find yourself making some major furniture purchases within a few months of closing.

A financial cushion is important enough that some lenders require buyers to have an amount in the bank equivalent to two or three months mortgage payments. This is especially true for buyers who are putting less than ten percent down. Your real estate agent can give you guidance. A lot depends on your overall financial situation. If your mortgage is a relatively low percentage of your monthly income, you will be able to rebuild a comfortable amount of savings in a few months.
